I would advise ring three random solicitors and ask them for a quote for a letter. It might be worth requesting a meeting with the management company first, then write a letter if no resolution is found, then send legal letter if no response from letter?

I was fuming all day over this. I'm going to the citizen's advice centre in the morning and also see if I can get to see a solicitor. I reckon it will cost €150. I will keep yas updated.

I made one last ditch effort to mediate with the management company before I go down the legal route. I put a complaint in but the man who deals with signing off on these things is on holiday. I will have an update on Tuesday from the person dealing with the complaint.
I told them my foot went through the rotting wood but I'll get a hammer and make the hole bigger!

Take pictures, get in touch with HSA and tell them your balcony is rotting and dangerous to you and public.

Came home today to find my terrace pulled up. The concrete will be going down tomorrow I assume.
I'm so relieved. I've been a long time trying to get it done.
So the threat of a solicitor's letter and me saying I hurt my foot as it went through the wood and had to go to the Dr worked.
All's well that ends well.
